Start with the symptom and its history

Describe when the problem started, what changes with rain or wind, and any previous repairs. A leak at a house connection can have different causes from a damaged roof panel. Photos help frame the conversation but cannot establish structural safety.

Common assessment topics

Repair availability depends on the existing product and the provider’s capabilities.

  • Patio-cover leaks, drainage problems and worn roof panels.
  • Damaged screen mesh, loose frames and enclosure door fit.
  • Retractable screen operation, tracks and replacement components.
  • Adding side shade or privacy while other repairs are being considered.

Repair versus replacement

A localized defect with compatible parts may suit repair. Widespread deterioration, recurring leaks, unsuitable connections or unavailable components may make replacement a more practical discussion. Ask for the cause of the problem, the proposed work and what remains outside the repair scope.

Make the assessment useful

Materials, access, extent of deterioration, matching parts and hidden damage affect cost. Structural changes or replacement may involve approvals; confirm with the provider and local authority. If parts are loose or visibly unstable, keep clear and have the condition evaluated. Do not climb onto a damaged cover to take photos.
